Pros and Cons of Living in a Gated Community

Although gated communities have been with us for a long time, dating back to the earliest days of the Chinese dynasties, there has been a recent surge in their popularity in the suburbs of modern America. Wide spread concern over crime and violence has been a major reason for this surge. Although some experts tell us that this concern is really just a reaction to the increased media coverage of things that have always been happening, people still feel insecure. The idea of having walls around their neighborhoods and gates controlling access into them, touches an ancient memory in the minds of many people. It reminds them of safe warm caves, and cities protected by high thick stone walls.

There are advantages to these exclusive private communities. Property values tend to be high, and should even increase as the trend toward gated communities continues to grow. The walls, and the guards at the gates do give a sense of safety, and in many ways, might actually provide a bit more than can be found in the open suburbs. In addition, the communities tend to draw like minded people with your same sense of values, and concern for the neighborhood. Covenants inside gated communities tend to be restrictive, and seriously enforced. Door to door salesman, and people spreading their religious messages are more easily kept away.

Many of the modern gated communities are being built with most of the amenities inside. Many have schools, at least at the elementary level, and even more are being built with their own shopping areas. Right from the start, they have had parks and swimming pools. If located on water, they also have their own docks, and launch areas. It becomes possible to live long periods of time without ever having to venture out of the security of your walls.

What some see as an advantage, however, could be seen by others in a completely different way. The walls and the controlled gate access have always been like a shining beacon to criminals announcing "wealth is inside." Once a criminal finds a way to breach the wall and enter the community, the safety advantage is lost. Also, strictly enforced covenants are not always welcome by homeowners who wish to let a bit of their individuality show in their residence. The controlled access at the gate makes it annoying and time consuming for visitors, who often must wait for clearance to enter. As well, the security guards and taxes must be paid and community association fees would tend to be high.

Private gated communities are here to stay, and they will become an increasing part of the home building industry in the coming years. It will be up to the individual to decide if the advantages they offer outweigh the disadvantages, and if one of those nice new homes, behind the safe walls, and the guarded gates are really for him.
